3712 Maissau – Niederösterreich, ÖsterreichThe house is located in a quiet area in Maissau, in the Weinviertel region, and offers a variety of uses on a plot of approximately 1483 m². The house was built in the late 1950s to early 1960s and has been in family ownership ever since. In 2017, I took over the property. The former doctor's office of my grandfather was converted into a separate apartment. The main living space has been used by us for several years as a primary residence and, most recently, as a weekend home. With a living area of approximately 219 m², a separate apartment, several outbuildings, and a large garden, the property is suitable for families, multi-generational living, or a combination of living and renting, as is currently the case.
Land and Exterior Area:
The land area, according to the BEV land registry service, is 1483 m² and is designated as building land, meaning that it would also be possible to build another structure with its own access.

Technology and Condition
Wood pellet heating system (Windhager Bio-Win, manufactured in 2008)
Hot water system via heat pump (Ochsner, manufactured in 2008, 300-liter storage tank)
Pellet storage for approximately 7-8 tons of pellets (sufficient for a season).
The ceiling of the top floor is insulated.
Exterior walls are made of solid brick (25 cm thick). Original wooden windows with double glazing.
Living room and hallway have single-pane windows.
The swimming pool is watertight, and the circulation pump is functional.
Layout
The room sizes indicated have been verified by me using laser measurement. The areas determined thereby largely correspond to the original architect's plans; minor discrepancies arise from different measurement methods. In the separate living unit, the doorway leading to the main living unit has been bricked up. A bathroom is now located in that space.

Separate apartment and rental agreement
The separate apartment has been rented to a pensioner since 2018. As this is a single-family home, the rental agreement is not subject to the full scope of the Tenancy Law. Therefore, termination of the rental agreement is also possible with short notice (one-month notice period). In fairness to the current tenant, we would grant a minimum notice period of two months for moving out and handing over the keys, should the lease not be taken over.
Operating Costs:
The total annual operating and energy costs, including household insurance, are currently approximately €7,000 to €8,000. Approximately 80% of these operating costs are covered by the income from the separate apartment.

Maissau is located in the Weinviertel region, in the district of Hollabrunn, and offers good infrastructure, with a local shop, kindergarten, primary school, and excellent traditional wine taverns all nearby. Vienna is approximately 45 minutes away by car via the B4, or less than 1 hour by train.
