Free of commission
We sell our apartment privately, i.e. buyers save the usual commission fee of 3.6% of the purchase price - in this case approx. 15,000€!

Internet access

Parking lot
There is the (voluntary) option of renting a covered parking space in addition to the apartment for currently €52.72 pM. This has a socket in a (motorcycle) niche that is secured via the apartment fuse box and lighting with interval switching. However, it should be noted that there are always sufficient (free) parking spaces available in the immediate vicinity.
Residential complex / operating costs
The residential complex, built around 1989, consists of several staircases and is managed by its own caretaker. This results in slightly higher operating costs, but the common areas of the building and the outdoor facilities are in a correspondingly well-kept and beautiful condition.
The caretaker is expected to retire at the end of 2026 - the buyers will then be able to co-determine the further course of action and potentially lead to significantly reduced operating costs.
In addition to the allocated, dry cellar compartment, the staircase has further ancillary rooms such as a hobby room, bicycle room, a laundry room and a drying room.
Reserve account
The reserve account is currently very well filled & there is no renovation backlog.
Viewing
Viewing is possible by appointment. The apartment is currently still occupied by us; furniture can be taken over by arrangement or removed/disposed of by us.
