The buildings are being constructed using a hybrid timber construction method, using wood from sustainably managed forests. Prefabricated building components enable efficient construction and relatively short construction times. The planned energy efficiency standard is KfW EH 40, with the "Sustainable Building" quality seal (QNG). High-quality insulation and ventilation systems tailored to your needs are designed to contribute to a comfortable indoor climate. Your initial investment and monthly living expenses:

For this apartment, a one-time cooperative membership fee of €66,000 is required. This serves as the cooperative's equity and is a prerequisite for the right to use your apartment. Based on current calculations, the monthly living expenses are:

Advance payment for heating and operating costs: €203
Total monthly living expenses: €696

If you finance the cooperative membership fee with a loan, your personal loan installment will be added to these costs. The usage fee covers, among other things, the interest and principal payments on the cooperative's building loans, as well as the management of the buildings. It is calculated based on the principle of cost coverage. Changes in costs may lead to adjustments. After the cooperative's building loans have been repaid, there is a long-term prospect of significantly reducing the monthly living expenses. According to current plans, a reduction of approximately 80% in the basic usage fee is targeted after around 30 years. You are not acquiring individual ownership of the apartment, but rather becoming a member of a cooperative that is jointly owned by its members.
