Köstenberger Strasse 149, 9220 Velden-Kranzlhofen (Kranzlhofen) – Kärnten, ÖsterreichThe condominium is located above Velden. The building originally belonged to Pension Neff, which still stands next to it today, and was separated at the beginning of the 2000s, completely renovated and converted into 5 condominiums. Subsequently, a prefabricated house construction company built 2 attic apartments on the first floor of the base of the building. The eastern apartment, which is now for sale, is said to have 170.20 square meters according to the apartment contract. Our own measurements of the rectangular floor plan of the apartment showed approximate internal dimensions of 13.8m x 11.10m, i.e. a good 153 square meters (including the 17 square meters of the balcony). Less the floor areas of the interior walls, the size of the apartment is more likely to be 150 square meters. Due to the ceiling height of over 3.50 m, the sloping roof only has a minor effect in the sitting area and guest room. The south-facing longitudinal front offers a panorama from south-east to south-west of the Karawanken and partly/partly of the western Wörthersee. The building is embedded in an illuminated green area with driveway to and from the apartment entrance. The 7 apartments are held by 5 owners, 3 of whom each have their own entrance to their 5 apartments. The two penthouses share an entrance to the stairwell at the rear of the building, which is only a few steps above the driveway.
The apartment has a parking space next to the staircase, another next to the garage and a double space in the garage.
The communal pellet heating system provides underfloor heating in the apartment. There is also a solar water heating system on the roof.
There is currently no main residence requirement, so the apartment can also be used as a vacation home.

Information on equipment
The apartment is very well maintained and shows hardly any signs of use. We purchased the apartment in 2018 as a vacation home, whereby our sellers had purchased the apartment as first occupants in 2011. Like our predecessors, we also bought another house in Austria 2 1/2 years later and moved our main residence to Austria, so we hardly have any need for the apartment and it is empty 95% of the year.
When we moved in, the floor was covered with gray tiles. With the exception of the bedroom and guest room, we had the floor resurfaced with high-quality, easy-care brown laminate in 2023. The balcony received new tiles in 2024.
There is a central vacuum cleaner system in the apartment. The kitchen (refrigerator, dishwasher, stove, microwave, extractor fan) taken over from the predecessors was only used for making coffee. The 3 south-facing roof windows have blinds. The balcony ( with radiant heater ) can be shaded by remote control with a roller blind, the large balcony windows with sliding doors are screened off by an electric slatted blind.
Finally, there is a Swedish stove for the winter.
Location
The highly sought-after hillside locations in Kranzlhofen and Göriach offer both seclusion and proximity to and from the vacation hotspot: Velden am Wörthersee, which is approx. 2 km below the apartment. Velden offers the complete infrastructure, but Villach and Klagenfurt are also not far away.
The forest begins directly behind the house, which provides pleasant coolness at night and in summer, and through which you can reach the idyllic Saisserbadesee lake on foot within 20 minutes. Graz, Ljubljana, Udine and Grado are all within easy reach for day trips.
