There is a central heating system with underfloor heating, which can be fired with oil and wood. The oil boiler was only replaced a few years ago and was regularly checked and serviced until two years ago. Two years ago, the water was drained and the heating system was made frost-proof.
The house is fully furnished, with dark wood predominating. Solnhofen slate tiles have been laid in the entrance hall and the swimming pool is tiled throughout in a light color. Natural-colored oak parquet was laid in the other rooms. The ceilings are partially paneled or clad in wood.
There are three open fireplaces in the house, namely in the cellar parlor, in the living room on the first floor and in the gallery on the upper floor. A freight elevator leads over 4 floors from the garage in the basement to the converted attic. All rooms are connected to a central vacuum system and equipped with air conditioning.
Location
The property is situated in a secluded location in a small, remote valley on the edge of the Vienna Woods. A small stream with alder trees flows along the boundary. A large swimming pond with jetty and sauna hut, a beautiful meadow and an old oak forest border directly on the spacious house. There used to be a coal mine on this site, the entrances to which can still be seen today.

The property is particularly suitable for anyone seeking seclusion and tranquillity and who attaches great importance to their privacy. A special feature is the location in the countryside and the proximity to nature. Nevertheless, the city of Vienna is only about half an hour away by car.
According to Lower Austrian legislation, the building is considered a "building in grassland worth preserving". Parts of it are dedicated to agriculture, but have been used for residential purposes for years. Their rededication may be necessary unless they are returned to agricultural use. Small-scale animal husbandry (horses, ponies, llamas) or fruit or herb cultivation would be possible, for example. For more intensive agricultural use, neighboring areas could possibly be leased or purchased.
