Gärtnerweg 1/8, 3443 Sieghartskirchen – Niederösterreich, ÖsterreichBuilt in 2015, this south-facing corner terraced house stands out due to its location in a quiet cul-de-sac with little traffic, while the most important infrastructure (kindergarten, elementary school, secondary school, supermarkets Hofer, Billa, Spar, pharmacy, various doctors, sports fields, outdoor pool, etc.) are all within easy reach. The location next to the swimming pool is ideal for families. You can be in Vienna in 30 minutes by car or at the Tullnerfeld train station in 8 minutes with excellent transport connections. The district capital Tulln is also easily accessible.
Although it is a terraced house, it feels like a detached house as it is open to the south, west and east. There is a checkroom and a WC on the first floor. From the spacious living/dining room you have direct access to the terrace (concreted with foundation) and further into the garden. On the second floor there is a bathroom and three spacious bedrooms. The offer is rounded off by two covered parking spaces with a carport made of solid wood in carpenter quality.
With all the advantages, we do not want to conceal the fact that the house was a victim of the flood in September 2024, although the property is located outside the HQ100 area. The house was then immediately professionally drained before mold could develop. We have been living in the house again with our four children since November 2024 and have not noticed any negative after-effects.
The property is being sold without an estate agent, which means a saving of around EUR 13,600 on the asking price for you as the buyer. Furthermore, the buyers (if the criteria are met) can take over a housing subsidy of currently approx. EUR 66,000 at an interest rate of 1%, which reduces the financing requirement.
