7522 Heiligenbrunn – Burgenland, ÖsterreichFor sale is a renovated farmhouse made of clay, built around 1907. Accordingly, it is not wheelchair accessible. Included is a wooden barn. I recently received an inquiry asking if the property has a garage. It does not have a dedicated garage, but it would certainly be possible to fit ten cars inside the barn. The brick stable has been converted into a guest room (32 m2). The property is located on a slope, at the southern edge of a small village, with an immediate neighbor and the forest directly behind. In 2015, the windows were replaced and the top floor ceiling was insulated. The two roofs were renewed in 2018/19. All utilities (electricity, water, sewage, satellite) are available. Electricity is also supplied by the two photovoltaic systems, and water comes from a private well. Heating is provided by a wood-burning stove (floor heating) in the kitchen, which can also be used for cooking. Over the past ten years, the house has been consistently maintained at 10°C during the winter months using infrared panels, which have also proven effective during the transitional seasons. There is ample storage space available. For relaxation after a long day of work, a small sauna (1.8 x 1.7 m) is available. The facade and the kitchen would need a fresh coat of paint. The property also includes two sections of woodland where they can harvest approximately 15 cubic meters of firewood (beech/oak) each year. There is also 3500 square meters of private woodland that needs to be thinned. The meadow behind the barn is also part of the property, and it contains three orchards that produce enough fruit – from "A" for apple to "Z" for plum – to feed a large family. Among these are rare plum varieties such as "Hartwiß gelbe Z.," "Feys gelbe Z.," and "Roter Spänling." Two "Speierlinge" (a type of grape) may begin producing fruit in the coming years. There are 120 Uhudler grape vines, which yield approximately 300 kg of fruit per year, allowing you to make your own juice or wine, the famous "Uhudler." An inventory of the fruit trees and berry bushes can be found in the photos. A chicken run has been prepared, with wire and fencing stored in the barn; it just needs a few hours of work to complete. The meadows surrounding the house cover almost a hectare and are also suitable for raising animals (a list is included in the photos). Overall, this property is well-equipped for any eventuality, a true "prepper's" paradise. The driving distance from Vienna is approximately two hours, and from Graz, it's about one hour.

Location
There isn't really much in the village, but there are local shops and pubs in the surrounding villages. I have never tried public transport, but there is the BAST (Anruf-Sammeltaxi). A big plus point is the location in the "Weinidylle" nature park. Large areas in the plain have been preserved by means of premium payments. An original landscape as it was 50 years ago.
