1230 Wien (23. Bezirk) – ÖsterreichWe are selling our beloved terraced house (east-west orientation), which we bought in 2011 and have completely renovated and partially refurbished, without an estate agent. We adapted the floor plan and created an open-plan kitchen-living room with a cooking island, as well as a second open room with a roof terrace on the top floor facing the open staircase. By opening up walls, which originally limited the living space due to a housing subsidy, we now have a few more square meters, but these are not formally included. With the exception of the wet rooms and kitchen, only Rudda oak parquet flooring was laid throughout the house.
As we regularly maintain and paint our house, it is in excellent condition and can be moved into at any time without much effort.
The many bathrooms and toilets as well as the possibility of separating the top floor relatively easily as a separate two-room residential unit also make it easy to use as a shared apartment.
In detail:
The house is part of a residential complex with 23 parties and is therefore dedicated as a condominium. The layout is as follows:
- First floor (no basement): 1 large eat-in kitchen incl. living/dining area, kitchen from EWE and fireplace connection, 1 anteroom, 1 guest WC, 1 storage room accessible under the stairs, large terrace, garden with access to the communal inner courtyard (with picket fence for our Aussie)
- Middle floor: 3 rooms including 1 with access to the loggia, hallway, 1 WC, 1 bathroom with bathtub and double washbasin incl. separate power circuit for washing machine and dryer.
- Top floor: 2 rooms (1 of which is open to the staircase), 1 shower room incl. WC, roof terrace with frost-proof outdoor water.
Storage rooms: 1 large attic, 1 storage room on the ground floor, 1 cellar compartment
We are flexible with regard to the time of handover and therefore still live in the house. However, we can also move out immediately if we wish. Please just let us know when you would like to move in.

Information on equipment
It should be mentioned that the garage facility is community property and the garage space (underground parking) is therefore to be rented (part of the ancillary costs)
The gas boiler with condensing boiler incl. hot water tank, outdoor sensor, chimney was replaced in December 2022 and we have been saving a lot of energy costs since then.
We have solved the internet supply via a WLAN router with 5G connection. Our household of 4 people can surf, stream and work from home without any problems.
We would also like to note that the house is being sold empty, i.e. without furniture or movable goods. However, if the purchase offer is high enough or the purchase price is accepted, we are happy to offer that the stoves, kitchen, outdoor kitchen and extension walls remain in the house.
We are also happy to assist with repainting or minor adaptations so that nothing stands in the way of a quick move-in.
Viewings can preferably take place at the weekend (Fri-Sun / public holiday)
Location
The house is conveniently located at the junction of the terminus 60 (direct ride to Westbahnhof) and the VOR lines, which run between Vienna Liesing and Mödling, Gießhübl or Kaltenleutgeben. There is also a car-sharing service from Wiener Linien as well as a scooter and city bike station. In combination with our garage, we always had all options on our doorstep. Due to the set-back location of our house and the enclosed inner courtyard of the complex, there is only minimal noise pollution from traffic.
There are also 2 supermarkets, 1 pharmacy, 1 ATM and primary and secondary schools (Kalksburg, Rodaun, Perchtoldsdorf) within walking distance. The wine taverns of Perchtoldsdorf are also a 15-20 minute walk away.
One of our purchase decisions at the time was especially for us as a family with young children, that we are all very mobile and can get to school and work safely.
